THE RIGHT HONOURABLE THOMAS LORD FAIRFAX, Baron of Cameron in that part of Great Britain called Scotland Proprietor of the Northern Neck of Virginia.

To all to whom this present writing shall come sends Greetings.

Know ye that for good Causes for & in Consideration of the Composition to one paid & for the annual rent herein after reserved I have given granted & confirmed & by these Presents for me my Heirs & Assigns do give grant & confirm unto Philip Baker of Dunmore County a certain Tract of wasted ungranted Land near the Head of Mulberry Runn in the said County, bounded as by a Survey thereof made by Richard Bigg. Beginning at a Hickory Hieronymus Baker's Corner Thence Leaving it No. 10 degrees E. Twenty Poles to a Chesnut Oak a Chesnut & a Red Oak on a Knoll, Thence No. 60 degrees We. Eighty five Poles to 3 White Oaks on the banks of a stony drain, Thence No. 50 degrees Wt. One hundred & fifty six Poles to a Spanish Oak & 2 Pines near the foot of the Little North Mountain, Thence So 55 degrees Et. Ninety four Poles to a White Oak in Nicholas Baker's Line, Thence with the same So. 30 degrees Et. Twenty Poles to a Stake his Corner on a hill, Thence So. 60 degrees Et. Two hundred and sixty eight Poles to a Locust Spanish Oak & Hickory in the said Line Corner to John Blackbourn dec'd & Hieronymus Baker, Thence with a line of the same No. 30 degrees Et. Forty eight Poles to the Beginning containing One hundred & twenty nine Acres.

Together with all Rights Members & Appurtenances thereunto belonging Royal Mines excepted and a full third part of all Lead Coper Tin Coal Iron mines and Iron ore that shall be found thereon. To have & to hold the said 129 Acres of Land together with all Rights Profits & Benefits to the same belonging or in any wise appertaining Except before excepted. To him the said Philip Baker, his Heirs & Assigns for ever. He the said Philip Baker his Heirs & Assigns therefore Yielding & paying to me my Heirs or Assigns or to my Certain Attorney or Attornies Agent or Agents or to the Certain Attorney or Attornies of my Heirs of Assigns Proprietors of the said Northern Neck yearly & every year on the Feast Day of St. Michael the Archangel the Fee rent of One Shilling Sterling Money for every Fifty Acres of Land hereby granted & so proportionally for a greater or lesser Quantity. Provided that if the said Philip Baker his Heirs & Assigns shall not pay the said reserved annual Rent as aforesaid so that the same or any part thereof shall be behind & unpaid by the space of two whole Years after the same shall become due. If legally demanded that then it shall & may be lawfule for me my Heirs or Assigns Proprietors as aforesaid my or their Certain Attorney or Attornies Agent or Agents into the above granted Premises to reenter & hold the same so as if this Grand had never passed.
