THE RIGHT HONOURABLE THOMAS LORD FAIRFAX, Baron of Cameron in that part of Great Britain called Scotland Proprietor of the Northern Neck of Virginia. To all to whom this present writing shall come sends Greetings. Know Yee that for good Causes for and in Consideration of the Composition to me paid and for the Annual Rent herein After Reserved I have given granted and Confirmed and by these presents for me my Heirs and Assigns Do give grant and confirm Philip Peter Baker of Frederick County a Certain Track of Waste and Ungranted land on the West side of the North River in the County and bounded as by a Survey thereof made Robert Rutherford. Beginning at a Chesnut Tree and a White Oak on the North Side of a Branch in the line of William Blackburn and running with his lines as follows So. 60 Et. One hundred and Ninety two poles to a Black Oak and a White Oak then No. 30 Et. One hundred and six poles to two White Oaks by the head of a Valley, Then leaving Blackburn's Line and Extending So. 60 Et. Ninety one poles to two white Oaks by a Cliff of Limestone Rock, Then So. 60 Wt. Two hundred and fifteen poles to a Locust and White Oak, then So. 70 Wt. One hundred and twenty four poles crossing another Branch to two White Oaks by a Road, then No. 38 Et. One hundred and Eighty poles to three White Oaks then No. 60 Wt. Sixty four poles to two White Oaks and then No. 30 Et. Sixty poles crossing the foremention'd Branch to the Beginning Containing Three Hundred and Forty Acres.Together with all Rights Members and Appurtenances thereunto belonging Royal mines Excepted and a full third of all Lead Copper Tin Colas Iron mine and Iron Ore that shall be found thereon to have and to hold the said Three hundred and Forty Acres of Land together with all Rights Profits and Benefits to the same belonging or in Anywise Appurtaining. Except before Exceped (sic). To him the said Philip Peter Baker his Heirs & Assigns For Ever, he the said Philip Peter Baker, His Heirs and Assigns therefore Yeilding (sic) and paying to me my Heirs or Assigns or to my Certain Attorney or Attorneys Agent or Agents or to the Certain Attorney or Attorneys of my Heirs or Assigns Proprietors of the Northern Neck. Yearly and Every Year on the Feast Day of St. Michael the Archangel the Fee Rent of One shilling Money for Every Fifty Acres of land hereby granted and so proportionally for a greater or Lesser Quantity provided that if the said Philip Peter Baker his Heirs and Assigns shall not pay the said reserved Annual Rent aforesaid & that the same or any part thereof shall be behind and Unpaid by the Space of Two Whole Years after the same shall become Due or Legally demanded that then is shall & may be Lawfull (sic) for me my Heirs or Assigns Proprietors as Aforesaid my or their Certain Attorney or Attorneys Agent or Agents into the Above granted Promises to reenter and hold the so as if this grant had never passed. NOTE: Shenandoah County was part of Frederick County until 1772, at which time it was formed under the name "Dunmore" County.
