The Right Honourable Thomas Lord Fairfax, Baron of Cameron In that part of Great Britain Called Scotland Proprietor of the Northern neck of Virginia to all to whom this present Writing shall come Sends Greeting. Know Yee that for good Causes for and in Consideration of the Composition to me paid & for the Annual Rent hereinafter Reserved, I have given granted and confirmed and by these presents for me my Heirs and Assigns, do give grant and Confirm unto Hieronymus Baker of Frederick County a Certain Tract of Waste and Ungranted Land on Mulberry Run a drain of Cedar Creek in that County and bounded as by a suvery thereof made by Robert Rutherford. Beginning at two White Oaks Corner to Samuel Blackburn's late Survey Thence along his lines No. 75° Wt. Sixty Poles to a Black Oak and Whie Oak Thence No. 35°Wt. One hundred ans Sixty six poles crossing Mulberry Run to two Black Oaks Corenr to the sd. Blackburn Thence the Course Continued three poles to a Black Oak and John Blackburn's line, Thence along the Same So. 38° Wt. Forty three poles to a White Oak and Hiccory (sic) Thence No. 60° Wt. Forty eight poles to a White Oak in the line Corner to Nicholas Baker Thence along his line So. 30° Wt. One hundred and Fifty four poles to two White Oaks in the line Corner to Philip Baker Thence with the same So. 60° Et. Ninety poles to two White Oaks the sd. Nicholas Baker's Corner Extending thence So. 74° Et. Two hundred and Sixteen poles to two White Oaks at Henry Piper's line Then with the same No. 37° Et. Forty Six poles to two White Oaks Piper's Corner Extending thence No. 16° Et. Forty four poles to two Black Oaks at Samuel Blackburn's line and then No. 38° Wt. Ninety poles to the Beginning. Containing Three hundred and Forty two Acres Together with all Rights members and Appurtenances thereunto belonging Royalmines Excepted And a full third part of All Lead Copper Tin Coals Iron mine and Iron Ore that shall be found thereon To have & to hold the sd. Three hundred And Forty two Acres of Land Together with all Rights Profits and Benefits to the same belonging or in Any wise Appurtaining Except before excepted To him the sd. Hieronymus Baker his Heirs & Assigns for Ever. He the sd. Hieronymus Baker his Heirs and Assigns therefore Yielding and paying to me or my Heirs or Assigns or to my Certain Attorney or Attorneys Agent or Agents or to the Certain Attorney or Attorneys of my heirs or Assigns Proprietor's of the said Northern Neck Yearly & Every Year on the Feast Day of St. Michael the Archangel the Fee Rent of one Shilling Sterling Money for Every Fifty Acres of Land hereby granted and so proportionably for a greater or Lesser Quantity Provided that if the sd. Hieronymus Baker his Heirs and Assigns shall not pay reserved Annual Rent as Aforesaid so that the sum or Any part thereof shall be behind or unpaid by the space of two Whole Years after the same shall become due If Legally Demanded that then it shall and may be Lawfull (sic) for me my Heirs or Assigns Proprietors as Aforesaid my or their Certain Attorney or Attorneys Agent or Agents into the Above granted Premises to reenter and hold the same so as if this Grant had Never passed.
