The Right Honourable Thomas Lord Fairfax, Baron of Cameron in that Part of Great Britain called Scotland, Proprietor of The Northern Neck of Virginia To all to whom these presents shall come Greeting. Know Ye That for good Causes for and in Consideration of the Composition to me pait and for the annual Rent hereinafter reserved I have given granted and confirmed and by these Presents for me my Heirs and Assigns do give grant and confirm untio George Weaver of Frederick County A Certain Tract of Waste and ungranted land including the Place where he lives on Tom's Brook on the Drains of The North River of Shenandoah in The said County And bounded as by a Survey thereof made by Robert Rutherford: Beginning At two White Oaks Corner to Abraham Denton in the Line of Andrew Summerwalt Thence with the said Line So. 39° 30 Et. One Hundred and eighty Poles to three Spanish Oak Saplings Corner to Summerwalt and and George Sumners. Thence along Sumner's Lines So. 57° 30 Wt. Ninety six Poles to two large White Oaks. Thence So. 39° Et. Sixty Poles to two White Oaks in the Line Extending thence So. 14° Wt. One Hundred and six Poles to two Chestnut Oaks. Thence So. 75° Wt. Forty four Poles to a Spanish Oak and White Oak. Thence So. 4° Wt. Forty four Poles to a Locust and Black Oak Corner to Abraham Denton, Thence with Denton's Lines No. 60° Wt. One Hundred and forty Poles to two Spanish Oaks. Thence No. 30° Et. Sixty eight Poles to a Pine and Gum by a deep Drain. Thence No. 60° Wt. Forty four Poles to two White Oaks on the Point of a Hill and thence No. 28° Et. Two Hundred and eighty seven Poles crossing Tom's Brook to the Beginning Containing Three Hundred and twenty Acres. Together With all Rights Members and Appurtenances thereunto belongint Royal Mines excepted And a full Third Part of all Lead Copper Tin Coal Iron Mine and Iron Ore that shall be found thereon. To have and to hold the said Three Hundred and twenty Acres of Land together with all Rights Profits and Benefits to the same belonging or in any wise appertaining Except before excepted. To him the said George Weaver his Heirs and Assigns Forever. He The said George Weaver his Heirs and Assigns therefore Yielding and Paying To me my Heirs or Assigns or to my Certain Attorney or Attornies Agent or Agents or to the Certain Attorney or Attornies of my Heirs of Assigns Proprietors of the said Northern Neck Yearly and every year on The Feast Day of St. Michael The Archangel The Fee Rent of One Shilling Sterling Money for every Fifty Acres of Land hereby granted and so proportionably for a greater of lesser Quantity. Provided That if the said George Weaver his Heirs and Assigns shall not pay the said reserverd annual Rent as aforesaid so that the same or any Part thereof shall be behind and unpaid by the Space of Two whole Years after the same shall become due. If legally demanded That then it shall and may be lawful for me my Heirs or Assigns Proprietors as aforesaid my or their Certain Attorney or Attornies Agent or Agents into the above granted Premises to reenter and hold the same so as if this Grant had never passed.
