Know ye that for good Causes for and in consderation of the composition to me paid And for the Annual Rent hereafter reserved I have given Granted and confirmed And by these presents for me my Heirs and Assigns do give grant and confirm unto Arthur George of William Blackburn of the county of Frederick a certain tract of waste and ungranted Land in the said county on Mulberry Run and bounded as by a survey thereof made by (illegible) John Baylis as followeth

Beginning at a large white oak in the line of William Wilson, Thence So. 38 ° Et. Sixty Eight Poles to a Hickory and small (illegible) thence No. 52 ° Et. Nineteen poles to two Red Oaks at the foot of a Hill thence So. 38 ° Et. Sixty Two Poles to three white oaks on a Level Thence So. 52 ° Wt. nineteen poles to a white Oak Stake near a Marked Stooping White Oak Thence So 38 ° Et. One Hundred & forty five poles to Two white Oak Saplins (sic) by Mulberry run Thence down the several courses of the Run No. 58 ° Et. Twenty Eight poles. Thence No. 57 ° Et. Twenty Two poles, Thence No. 48 ° Et. Thirty six poles Thence N. 75 ° Et. Twenty Eight poles thence No. 75 ° 30 m. Et. Thirty one Poles to Three white Oaks by Mulberry Run then leaving the Run No. 38 ° Wt. Thirty two Poles to a Red Oak corner to Margaret & Wm. Blackburn's. The course continues with their Line Two Hundred and Sixty Poles to a Locust Stake and two white Oaks in the line of William Wilson and corner to the aforesaid Margaret & William Blackburn her Son. Thence with Wilson's Line So. 52 ° Wt. One Hundred and Forty four Poles to the Beginning Containing Two Hundred and Forty Two Acres.

Together with all Rights Members and Appurtenances thereunto belonging Royal Mines excepted and a full third part of all Lead Copper Tinn Coals Iron Mine and Iron Ore that shall be found thereon:

To have and to Hold the Said Two Hundred And Forty Two Acres of Land together with all Rights Profits and Benefits to the same belonging or in any Wise appertaining Except before Excepted. To (large gap in handwritten text) Heirs and Assigns forever

(large gap in handwritten text) Heirs and Assigns therefore Yielding and paying to me my Heirs or Assigns or to my Certain Attorney or Attorneys Agent or Agents or to the certain Attorney or attorneys of my Heirs or Assigns Proprietors of the said Northern Neck Yearly and every Year on the Feast Day of St. Michael the Archangel the Fee Rent of One Shilling Sterling Money for Every Fifty Acres of Land hereby granted and So proportionably for a greater or Lesser Quantity. Provided that if the said (large gap in handwritten text) Heirs or Assigns shall not pay the before reserved Rent the same or any part thereof shall be behind and unpaid by the Space of two whole Years after the same shall become due If lawfully Demanded that then it shall and may be lawful for me my Heirs or Assigns Proprietors as aforesaid my or their Certain Attorney or Attorneys Agent or Agents into the above granted Premises to Reenter and Hold the same as if this grant had never Passed.

Given at my Office in the County of Fairfax within my said Proprietary under my Hand and Seal Dated this Tenth Day of January in the twenty Eighth year of the Reign of our Soveriegn King George the second by the Grace of God of Great Britain and France and Ireland King Defender of the Faith (illegible) One Thousand Seven Hundred and Fifty Five.
