it remembered that on the twenty-third day of April in the year
Seventeen hundred and ninety-nine, came CAIN
ROSS of
Caroline County and brought a Deed of Bargain and Sale, with two
Indorsements thereon, and prayed to have the same enrolled amongst the
Records of Caroline County afsd. And on the same twenty third day April
in the year Seventeen hundred and ninety nine, the same Deed and
Indorsements were Enrolled as follows, to wit: This Indenture made this twenty first day of February Anno Dommini Seventeen hundred and ninety nine by and between THOMAS WATKINS for in the the consideration of the sume of thirty nine pounds sixteen shillings and ten pence lawful money to him in hand paid before the sealing and delivering of these presents the receipt whereof he the said THOMAS WATKINS doth hereby acknowledge that he the said THOMAS WATKINS hath given granted bargained aluned [?] enrolled conveyed and confirmed and by these presents doth give grant bargain and sell alun [?] enroll convey and confirm unto him the said CAIN ROSS his heirs and assigns forever all that part of a tract or parcel of land lying and being in Caroline County on the west side of the main road that leads from Northwest Fork Bridge to Marshy hope Bridge called and known by the name of Watkins Luck. Beginning at a marked post standing at the end of a line drawn north fifty degrees and forty five minutes west six perches from the end of one hundred and twenty two perches on the fourth course of said Watkins Luck and from thence runs north fifty two degrees and thiry minutes west sixty five perches to Intesect the south line of sd. Watkins Luck then with the aforesaid lines of Watkins Luck reversed to the aforesaid main road then to the said road to the afsd Beginning containing twenty one acres and a quarter of an acre of land to be the same more or less to have and to hold the aforesaid land and premises with the apperturances thereunto belonging or in any wise appartaming [sic] to him the said CAIN ROSS his heirs and assigns forever to the own proper use and behoof [sic] of him the said CAIN ROSS his heirs and assigns forever and he the said THOMAS WATKINS for himself his heirs executors and administrators doth covenant grant and agree to and with him the sd CAIN ROSS his heirs and assigns that he the said THOMAS WATKINS now hath good right and full power and lawful authority in his own right to give bargain and sell convey and make over the afsd bargain and sale land and premises unto him the sd CAIN ROSS his heirs and assigns forever and to according to the true intent and meaning of the same presents and also that he the said CAIN ROSS his heirs and assigns shall and may lawfully from time to time and at all times hereafter peaceably and quietly have hold occupy and enjoy all and singular the afsd bargained and sold lands and premises with the appurtenances thereunto belonging or in any wise appurtaining and he the said THOMAS WATKINS for himself his heirs and assigns and all and every other person or persons whatsoever claiming or to claim by from or under him or them or under him or any of them only or from or under any other person or persons whatsoever shall and will warrant and forever defend by their presents in witness he the said THOMAS WATKINS hath hereunto set his hand an affixed his seal the day and year first above written. Signed sealed and delivered in the presence of Received this twenty first day of February 1799 of CAIN ROSS the sum of thirty nine pounds sixteen shilling and ten pence it being the full consideration of the within Deed of Bargain and Sale. Witness: JOSEPH DOUGLAS THOS. NICOLS State of Maryland} Be it remembered that on the twenty first day of February Seventeen hundred and ninety nine personally appeared before us the subscribers two of the Justices of the peace for Caroline County the within named THOMAS WATKINS and did acknowledge the within deed to be his act and deed and the lands and premises therein mentioned with the appurtenances thereto belonging to be the Estate of CAIN ROSS his heirs and assigns forever according to the true intent and meaning of the same. Taken and acknowledged the day and year first above written .
