Indenture made the 7th Day of January in the year of our Lord one
thousand Seven Hundred and fifty four Between Gabriel JONES of the
County of Frederick in Virginia of the one part and John HITE of the
same place of the other part Witnesseth that the said Gabriel JONES for
and in Consideration of the Sum of five shillings current Money of
Virginia To him in Hand paid by the said John HITE at or before the
Sealing and Delivery of these presents the Receipt whereof Is hereby
Acknowledged Hath Granted Bargained & Sold and by these presents doth
Grant Bargain and Sell until The said John HITE a certain piece parcel
or tract of land containing three Hundred Acres being part of a Greater
piece or tract of Four Hundred Acres of land granted to the said Gabriel
JONES by Deed from the Proprietor Office of the Northern Neck bearing
date the twenty first of June MDCCLJ & Bounded as follows Viz- Beginning
at a white oak and Hiccory Corner in HITES Opeccan Tract in a great
Valley Thence South Seven Degrees East one hundred and Sixty Four Poles
to two red Oaks and a Hiccory on a Ridge thence South Eighty three
degrees West two hundred & twenty Eight Poles to three Hiccorys on a
Side of a Hill thence North seven Degrees West two hundred & eleven & ½
Poles to a red Oak

Degrees East two hundred & twenty eight Poles to a red Oak to HITE’s
former Patent Line thence along the Said Line South seven Degrees East
to the Beginning forty Seven Poles. And all Houses Buildings Orchards
Ways Waters water Courses Profits Commodities Hereditaments and
Appurtenances whatsoever to the said Premises hereby Granted or any par
thereof belonging or in any wise appertaining and the Reversion and
Reversions Remainder & Remainders Rents Issues and Profits thereof To
Have and to Hold the said three Hundred Acres and all & Singular other
the Premises hereby Granted with the Appurtenances unto the Said John
HITE his executors Administrators And Assigns from the Day before the
Date perfect for an During the full Term and time of one whole year from
thence Next Enduing fully to be complete and ended Yielding and Paying
therefore the rent of one Peppercorn on Lady day next if the same shall
be lawfully demanded to the intent And purpose that by Virtue of these
presents and of the Statute for Transferring Uses into Possession the
Said John HITE May be in Actual possession of the Premises and be
thereby Enabled to accept and take a Gant and Release of the Reversion
and Inheritance thereof to him and his heirs In Witness whereof the Said
Gabriel JONES hath hereunto set is Hand and Seal the Day and year first
above Written-
