To all people to whom these presents shall come I Simeon BRAND of Westgreenwich in the county of Kent in the state of Rhode Island and in providence plantations & … send greeting know that I the said Simeon BRAND aforesaid in consideration of the sum of Ninty pounds lawful money to me in hand before the ensealing hereof well and truly paid by my honored father Robert BRAND of the town and county and state aforesaid labour the receipt whereof I do hereby acknowledge and my self there with fully satisfied contented and paid and thereof and every part and percel thereof do exonerate … and discharge him the said Robert BRAND his heirs executors and administrators forever by these presents and therefore have given granted bargained sold aliened enfeofed conveyed and confirmed and by these presents do freely fully and absolutely give grant bargain sell alien enfeoff convey and confirm unto him the said Robert BRAND his heirs and assigns for ever one sertain tract or pease of land situate lying and being in Westgreenwhich aforesaid and contains by Exteronation forty acres however be the same or less it begins at Thomas FRYE southeast corner it being a heap of stones on a rock and to extend easterly as the highway goes with comes to a small walnut with stone about and from thence northerly to a stake and heap of stones from thence westerly to a whit oak stump from thence southerly to the first mentioned bound and bounded southerly on a highway easterly on land belonging to Doctor … ALLEN deceased northerly on land lately belonging to Potter JOSLIN and westerly on land of Thomas FRY together … and assigns forever to his and their only proper use benefit and behoof forever and I the said Simeon BRAND for myself an my heirs executors and administrators do covenant promise and grant to and with the said Robert BRAND his heirs and assigns that at and before the ensealing hereof I am the true sole and lawful owner of the above bargained premises and am lawfully seized and possessed of the same in my own proper rights as aforesaid perfect and absolute estate of Inheritance in fee simple and have on my own self good right … power and lawful authority to sell and dispose of the same in manner as above said and that the said Robert BRAND his heirs and assigns shall and may from time to time and at other times for ever here after by force and virtue of these presents law peacefully and … have hold use occupy posses and enjoy the said demised and bargained premises with appertanances free and clear and freely and clear of acquitted exonerated and discharge of and from all … a manner of former or other gifts grants bargains sails leases mortgages wills entails jointures dowries judgements executions or in cumberances what name or nature so ever that … any … or deynee abstract or make void this present do … furthermore I the said Simeon BRAND for myself my heirs executors and administrators do covenant and engage the above demised premises to … the said Robert BRAND his heirs and assigns against lawfull claims or demands of any person or persons whatsoever forever to warrant secure and defend presents and I Phebe BRAND wife of the afore said Simeon BRAND do by these presents for the consideration afore mentioned freely and willingly give yield surrender all my right of dower and power of that of in and unto the aforesaid land and premises unto the said Robert BRAND his heirs and assigns forever in witness where of we the said Simeon BRAND & Phebe have his wife have here unto set our hand and seals this fifteenth day of April and in the year of our Lord A D 1778
