Know all men by these presents that J. M. Southgate and Mary Emma Southgate
his wife both of Campbell County Kentucky, in consideration of Six Thousand
two hundred dollars $6,200.00 to him paid by Nicholas Yeager of the same
place, the receipt whereof is duly AcKnowledged do hereby Bargain, Sell and
Convey to the said Nicholas Yeager His heirs and Assigns the following Real
Estate to wit: Situated on Licking Three Mile Creek in the county of Campbell
state of Kentucky and described as follows, Lot No. Two (2) in the dividing of
the lands of the Estate of Richard Southgate, decd. Beginning at a Stone on
said Three Mile Creek. Elm bears N 32 E 37 links and the Elm on the south-side
S 62 E 38 links thence with Shales line S 46 ½ E 185 poles to a Stone in Three
Mile Creek from Which a Beech bears N 61 ½ links (?). A walnut N 3 1v.Thence
up said creek as it Meanders S 57 3/4 W 4/5 poles. Thence S 39 W 38 3/4 poles
to a stone on Three Mile Creek & corner to lot No. 1 from which a Beech bears
S 46 ½ E 25 links. Thence N 46 1/2 W 156 poles to a stone corner to lot No. 1
and in a line of the Catholic Church Burying Ground. Thence with said line N
19 ¼ E 66 1/2 poles to the beginning Containing Sixty Three (63) acres more or
less and being the same land described (among others) in the deed from Thomas
D. Kennedy trustee to said J. M. Southgate dated 26th of February
1869 recorded in Deed Book No.36 page 589 Alexandria office and in Deed Book
No 7 page 358 Newport office. Five Thousand Five Hundred dollars of said
consideration being on credit. Said grantee has Executed to said grantor his
five notes & mortgages on said land of this date which when paid will have the
said land clear. Together with all the priviledges and appurtenances to the
same belonging. To Have and to Hold the same to the said Nicholas Yeager His
Heirs and Assigns from the Grantor his Heirs, Executors and Administrators
hereby covenanting with the grantee his Heirs and Assigns that the title so
conveyed is clear, Free and Unemcumbered and that he will Warrant and defend
the same against all claims whatsoever. In witness whereof the said J. M.
Southgate and Mary Emma Southgate his wife hereunto set their hands this 20th
day of November in the year 1869.

Newport Court Order Book 24, Page 108-109, 1 September 1879
This agreement made and entered into this the 1st day of September 1879 between Nicholaus Yarger of the County of Campbell and State of Kentucky, party of the first part, Louisa Yarger his wife of the same place of the second part, and A. L. Reuscher of the city of Newport, County and State aforesaid of the third part. Witnesseth that Whereas the said Nicholaus Yarger and Louisa Yarger his wife, who have heretofor lived as husband and wife have mutually agreed to live seperate and apart hereafter and being desirious to adjust all matters in difference between and to determine their respective rights as to any property of either of them may be the owner or entitled to.
Now therefore be it known that the said Nicholaus Yarger and Louisa Yarger, his wife, hereby covenant to and with the said party of the third part, that the said Nicholaus Yarger will pay unto the said Louisa Yarger, his wife, the sum of Two Hundred Dollars per year so long as she live seperate and apart from him to be paid to her as follows: Fifty dollars on or before the 10th of September 1879 and thirty two dollars on the 1st day of December 1879 and thereafter. The further sum of One Hundred Dollars on the 1st of May and November of each year so long as said Louisa Yarger may live seperately and apart from said Nicholaus Yarger. and further that she, the said Louisa, shall have One Bureau and two beds and bedsteads and also control of her three children Adam, Emily and Anna Yarger.
And they further covenant and agree that the said Louisa Yarger does hereby release and relinquish all claim to Dower and Homestead Exemption in and to the Real and Personal Property of said Nicholaus Yarger and further that for the purpose of carrying out this agreement, the party of the third part or any one hereinafter appointed in his stead, shall act as Trustee and Shall upon request take the proper steps to enforce specific execution hereof by proceedings at Law or in Equity as he may deem proper. Such Trustee to be fully paid for services by him rendered.
In Witness whereof the said parties of the first and second
parts have hereunto set their hands and the party of the third part hereby
accepts said Trust this the day and date first above written.

Newport Court Order Deed Book 29 Pg 219, 19 November 1881
Know all men that Nicholas Yager, Louisa Yager his wife of
Campbell County, KY, for and in consideration of One Thousand Dollars to them
paid by Charles Aloysius Yager of the same County and state, the receipt
whereof is hereby acknowledged, do hereby Bargain, Sell and Convey to the said
Charles Aloysius Yager, His Heirs and Assigns forever, the following described
Real Estate to wit: Situate in Campbell County, Kentucky on the waters of
Licking three mile creek being the south West half of a certain tract or
parcel of land Conveyed by A. H. Smith to Benjamin Boyd by Deed dated the 13th
day of June 1818 after deducting from said tract Conveyed to said Smith to
said Boyd a small part of said Original tract heretofore Conveyed by the said
Boyd to one Conrad Geicoueau (?), said tract hereby Conveyed being the same
tract or parcel of land Conveyed by J. P. Boyd to Minjjkk(?) Fklkkio(?) by
deed dated October 25th 1853, and containing Twenty six (26) Acres
of land, be the same more or less, and the same land Conveyed to Nicholas
Yager by Jacob Sindleback by deed dated 11th August 1858. Together
with all the Rights and Priviledges and appurtenances to the same belonging.
To have and to hold the same to the said Charles Aloysius his Heirs and
Assigns forever, the Grantors for themselves their Heirs, Executors and
Administrators hereby Covenanting with the Grantee his Heirs and Assigns that
the Interest and Title so conveyed is Clear, Free and unincumbered, and that
they will Warrant and Defend the same against all real claims whatsoever. In
Witness Whereof said Nicholas Yager and Louisa Yager his wife sho include in
this Conveyance and release to the Grantee all homestead and dower and all
other interests in and to said property hereunto set their hands this 19th
day of November 1881.

Hundred Dollars ($3500.00) to them paid by Nicholas Yager of the same County
and State, the receipt whereof is hereby acknowledged, do hereby Bargain, Sell
and Convey to the said Nicholas Yager his Heirs and Assigns forever, the
following described Real Estate, to wit: All that certain tract of land
situate in Campbell Co, Kentucky on three mile Creek and bounded and described
as follows: Beginning at a Stone in three mile Creek and corner to Chas
Nichols (from which a Beech on east side of said Creek bears S. 79 ½ E. 2
poles, another Beech on the West side – N. 13 W. 3 1/5 poles) Thence with
Nichols line N. 43 W. 119 poles to a stone on a hill side (from which a Sugar
tree bears E. 26 links, a Buckeye S. 9 N. 20 links a Walnut N. 56 W. 28 links)
Thence 19 ¼ E. 53 2/5 poles to a stone in the line of the Catholic Burying
ground (from which a Hickory bears N. 9 E. 20 links; Buckeye N. 82 W. 21
links) Thence S. 46 ½ E. 156 poles to a stone in Three Mile Creek (from which
a Beech bears S. 46 ½ E. 25 links) Thence up said Creek as it meanders S. 39
W. 9 2/3 poles Thence S. 72 W. 30 4/5 poles – Thence S. 48 ½ W. 19 ¼ poles to
the beginning, Containing 44 ½ acres more or less, Known as Lot No. 1 in
commissioners reports and being the same property Conveyed to H. H. Southgate
by Edward L. Southgate and wife by warranty Deed on the 3rd day of
Mch 1879 and recorded in Deed Book No 23 page 155. Together with all the
Rights, Privileges and appurtenances to the same belonging to have and to hold
the same to the said Nicholas Yager his Hiers and assigns forever, the
Grantors their Heirs, Executors and Administrators hereby Covenanting with his
Heirs and assigns, that the Interest and title so conveyed is clear, Free and
unimcumbered, and that they will Warrant and defend the same against all legal

Baker, the receipt whereof is hereby acknowledged do hereby bargain, sell and convey to the said William J. Baker his heirs and assigns forever the following described real estate to wit: Situated in Campbell County, Kentucky on the waters of three-mile creek, which flows into Licking river Beginning at a stake in Yocum’s line corner to the Shaler (?)
Land. Thence up the creek as it meanders S 57 ¾ W 20 4/5 poles to a stake: thence S 89 W 38 ¾ poles to a stone in the center of the creek (from which the roots of a beech tree bears S 46 ½ E 25 links) thence S 30 ½ W 14 1/5 poles to a stake corner to Conrand (M?)Wacht thence with his line S 38 ½ W 7 poles to a stake, thence S 25 ½ W 17 poles to a stake corner to Frank Ziegler. Thence with his line in part N 43 W 121 poles to a stake in Conrad’s line; thence N 19 E 123 ½ poles to a stake in the creek, from which an Elm bears S 62 E 37 links and another Elm bears south 62 E 38 links; thence S 46 ½ E. 189 poles to the beginning containing 111 ¼ acres. Being the same land conveyed to said Nicholas Yeager by H. H. Southgate and wife, by deed dated Dec. 17, 1881 of record in Deed Book 29 Pg 292 and J. W. (or M) Southgate and wife to same by deed dated Nov. 20, 1869 of record in Deed Book 8 Pg 287. Granters are to occupy said premises until Oct. 1,1898 without payment of any rent therefor Together with all the priviledges and appurtenances to the same belonging To have and to hold the same to the said William J. Baker his heirs and assigns forever, the granters. Their heirs, executors and administrators hereby waranteeing with the grantee, his heirs and assigns, that the title so conveyed clear, free and unincumbered and that they will warrant and defend the same against all legal claims whatsoever. A lien is retained on the land conveyed to secure the payment of three promissary notes of even date herewith, each madee by grantee
Payable to the order of said Nicholas Yarger on or before me
two and three years respectfully. Each for the sum of Four Thousand dollars
bearing interest at six-per cent from date. In witness whereof the said
grantors Nicholas Yarger and Louisa Yarger his wife who includes, releases and
transfers to said grantee – all homestead, exemption and dower and other right
to said property hereunto set their hands this 8th day of October
in the year 1892.

Fred Wiessler and Ernestine Wiessler his wife for and in consideration of
Thirteen Hundred ($1,300.00) dollars to them paid by Nicholaus Yager the
receipt whereof is hereby acknowledged do hereby Bargain, Sell and Convey to
the said Nicholaus Yager his heirs and assigns forever the following described
real-estate to wit: Lot number Four Hundred and twenty four (424) in the
Trustees addition to Newport, Campbell County, Kentucky fronting on the North
side of Hodge street 30 feet between Patterson and Brighton streets, by 100
feet deep. Together with all the priviledges and appurtenances to the same
belonging. To have and to hold the same to the said Nicholaus Yager his heirs
and assigns forever the grantors for themselves, their heirs, executors and
administrators hereby covenanting with the grantee his heirs and assigns, that
the title so conveyed is clear, free and unincumbered and that they will
warrant and defend the same against all legal claims whatsoever. In witness
whereof the said grantor Mary Hausner (widow), Fred Wiessler and Ernestine
Wiessler his wife sho include, release and transfer to said grantee all

wife for and in consideration of one thousand ($1,000.00) dollars to them paid
by Mary Louise Randz the receipt whereof is hereby acknowledged do hereby
bargain, sell and convey to the said Mary Louise Randz her heirs and assigns
forever the following described real-estate to wit: Parts of Lots 125 and 126
in the Buena Vista addition to the city of Newport, Campbell County, Kentucky.
Beginning at a point on the west side of John street betweenTilbatts and
Williamson strets 20 feet North of the South line of Lot 125 running thence
northwardly along John street 20 feet and extending thence, and from the point
of beginning back westwardly at right angles 92 9/12 feet the same width in
rear as in front.Together with all the priviledges and appurtanences to the
same belonging. To have and to hold the same to the said Mary Louise Randz,
her heirs and assigns forever the grantors for themselves their heirs,
executors and administrators hereby covenanting with the grantee her heirs and
assigns that the title so conveyed is clear, free and unincumbered and that
they will warrant and defend the same against all legal claims whatsoever. A
lien is herein reserved by the grantor and allowed by the grantee to secure
the payment of the purchase money amounting to the sum of one thousand dollars
and due in one day after date. Bearing 6% per annum. Note payable to Nicholaus

Know all men by these presents that the Covington Trust Company Trustee under a deed of trust dated June 30 1894 from the Fort Thomas Land Company for and in consideration of two thousand dollars ($2,000.00) to it paid by Nicholas Yorger the receipt whereof is hereby acknowledged do hereby bargain, sell and convey to the said Nicholas Yorger his heirs and assigns forever the following described real-estate to wit: Lots One Hundred and Sixty three, one hundred and sixty four and one hundred and sixty five in the Fort Thomas Park First Subdivision in Campbell County, Kentucky on the Alexandria Pike about four miles from the City of Newport. Together with all the priviledges and appurtenances to the same belonging to have and to hold the same to the said Nicholas Yorger his heirs and assigns forever. In witness whereof the said grantor The Covington Trust Company Trustee under said deed of Trust from the Fort Thomas Land Company has caused these presents to be executed and its Corporate seal and name to be hereunto affixed and signed by its Vice President this 13 day of August, 1894.
