Know all men by these presents that Maria Eva Guth of Campbell County Kentucky whose maiden name was Maria Eva Kern in consideration of one dollar to her in hand paid and of her love and affection which she bears to her children Maria Falkenstein, wife of Frank Falkenstein, John Guth, Fanny Yarger, widow of George Yarger, deceased and Louisa Ruffley, wife of Matt Ruffley does hereby Grant Bargain, Sell and Convey to the said Maria Falkenstein, John Guth, Fanny Yarger and Louisa Ruffley their Heirs and assigns forever, subject however to an estate for the life of the said Maria Eva Guth therein, which said life estate and the right and priviledge to use, occupy and enjoy the premises hereinafter described during her natural life, the said Maria Eva Guth doth hereby distinctly reserve to herself and her assigns – the following described Real Estate viz: All that certain lot of ground situated in the town of Newport, County of Campbell state of Kentucky being parts of lots number eighty six, eighty seven and eighty eight in the Northern subdivision of lots laid out by Henry H. Goodman Trustee – the part hereby conveyed Commencing at a point on the Westerly side of Isabella street. South east corner of Lot of Nicholas Koemmerer and eighty eight feet three inches Northwardly from the corner of Bellevue street – thence southwardly along the line of Isabella street fifteen and a half feet more or less to the center of the partition wall of the house built upon the premises of which the lot now conveyed is the North half – thence Westwardly along the center of the said partition wall parallel with Bellevue street to the rear of the lot sixty six feet – thence Northwardly in a line parallel with Isabella street fifteen feet and a half more or less – thence Eastwardly parallel with Bellvue street sixty six feet to the place of beginning – the premises hereby conveyed being the North half of the thirty one feet front on Isabella street heretofore conveyed to the grantor herein by Henry Koemmerer and wife by deed dated September 1st 1852 which said deed is recorded in Book H pg 14 of the records of Campbell County Kentucky and all the Estate title and interest of the said Maria Eva Guth either in Law or in Equity of in and to the said premises.
Together with all the priviledges and appurtenances to the same belonging and all the rents issues and profits thereof. To have and To Hold the same to the only proper use of the said Maria Eva Falkenstein, John Guth, Fanny Yarger and Louisa Ruffley their Heirs and Assigns forever. And the said Maria Eva Guth for herself and for her Heirs, Executors and Administrators does hereby covenant with the said Maria Eva Falkenstein, John Guth, Fanny Yarger and Louisa Ruffley their Heirs and Assigns that she is the true and lawful owner of the said premises and has full power to convey the same and that the title so conveyed is Clear, Free and Unincumbered and further that she will Warrant and Defend the same against all claim or claims of all persons whomsoever. In Witness whereof the said Maria Eva Guth has hereunto set her hand and seal this 1st day of October in the year of our Lord one thousand eight hundred and eighty, signed sealed and Maria Eva Guth acknowledged in possession of. State of Ohio County of Hamilton City of Cincinnati Sct.
I, Wm M. Tugman a commissioner of deeds for the State of Kentucky duly appointed and commissioned by the Govenor thereof for the State of Ohio County of Hamilton City of Cincinnati and authorized to take acknowledgements of deeds and other writings, do certify that this instrument of writing from Maria Eva Guth to Maria Falkenstein, John Guth, Fanny Yarger and Louisa Ruffley was this day produced to me in my office in the city aforesaid by the said grantor and by her then and there acknowledged before me to be her act and deed for the purpose therein mentions. Given under my hand and seal of office this 1st day of October 1880. Wm M. Tugman, Commissioner State of Kentucky Campbell County
I, Thomas Jones, Clerk of the County Court for the county
aforesaid do hereby certify that this deed from Maria Eve Guth to Maria
Falkenstein, John Guth, Fanny Yarger and Louisa Ruffley was this day produced
to me in my office with the foregoing certificate and lodged for record.
Whereupon said deed with the foregoing and this certificate are duly admitted
to record in my office. Given under my hand this 17th day of May in
the year 1881.
