James Garrard, Esquire Governor of the Commonwealth of Kentucky by virtue & in consideration of a Land office treasury warrant No 12,806 and Entered the twenty ninth day of April one thousand seven hundred and eighty five. There is granted by the said Commonwealth unto William Dean, a Certain tract or parcel of land, containing eight hundred six and a half acres by Survey bearing date the 28th day of September 1798 lying & being in the County of Campbell on the waters of Philips Creek and bounded as followeth to wit.
Beginning at two dogwoods on a north west hill side in a line of Armstead Churchwell's Survey and running South thirty degrees East two hundred and seventy six poles to a red oak and sugar tree; thence South Sixty degrees West four hundred and seventy four poles to a hickory and sugar tree in Alexander Dudgeons line; thence with said line north forty degrees west two hundred and eighty two poles to a hickory in the line of Patrick Campbell's Survey; thence North sixty degrees East five hundred and twenty six ____ poles to the Beginning with its appurtenances to the said William Deane and his heirs forever on the seventeenth day of August in the year of our Lord one thousand eight hundred and of the Commonwealth the Ninth.
